Why This Matters

The wooded land next to us isn’t empty. It’s a natural buffer that shapes how this neighborhood feels and functions every day.

Fairfax County is reviewing a Special Exception application (SE-2025-FR-00044) to develop approximately 10.97 acres of that land into 76 age-restricted (55+) residential units. As revised in June 2026: 67 townhome-style units up to 44 feet and 9 detached-style units up to 35 feet. This is not yet approved. The review process is ongoing.

The Comprehensive Plan recommends this land for 1–2 homes per acre. The proposal is about 6.9 per acre. The Zoning Ordinance allows that increase for this use only by Special Exception, and only if the county can make specific findings.

On March 4, 2026, the KROC Board of Trustees voted 6-0 to direct legal counsel to draft a communication to Fairfax County opposing this development as submitted.

Neighborhood Considerations

About 6.9 homes per acre where the Comprehensive Plan recommends 1–2, with all traffic from 76 units using a single entrance on Beulah Street
24/7 operation — medical transport, deliveries, and visitor traffic not limited to business hours
Multi-year construction with heavy truck traffic, noise, and dust
The plat records 10.3% of the tree preservation target met, and 0.00 acres of forest remaining after development
Buildings up to 44 feet next to existing homes recorded on the applicant’s own plat as one and one-and-a-half stories, about 20 feet tall
Impervious surface rising from about 5% to about 49% of the site, increasing stormwater runoff

Where It Stands

Under county review
The application has been revised twice since it was filed and a further resubmission is pending.
No Planning Commission or Board of Supervisors hearing has been scheduled.

Land Use Committee
Expected to take this up again in the fall, with a recommendation vote to follow.
